Desires
Desires can be expressed using the subjunctive I and modal verbs.
Unreality and imagination
Unreality is expressed using the subjuntive II and with the würde subjunctive.
| Wenn ich reich wäre, würde ich mir ein Flugzeug kaufen. |
| If I were rich I would buy an aeroplane. |

| Wenn ich nicht verreist gewesen wäre, hätte ich dich bestimmt angerufen. |
| If I hadn't been on holiday I would definately have rang you. |
A sentence can be divided up into two clauses and one clause can express a truth and the other an unreality.
| Er hat sich so über seinen Chef geärgert, dass er beinahe seine Arbeit gekündigt hätte. |
| He was so annoyed by his boss's behaviour that he almost left his job |
To express an unreality with a past reference you use the subjuntive II with haben / sein + the participle II.
Er hätte sich gefreut, wenn Du ihn angerufen hättest.
To express an unreality with reference to the present, you use the subjuntive II:
Wenn du Zeit hättest, könnten wir ins Schwimmbad gehen.
To express an unreality with a future reference, you can use either the subjuntive II or the werden subjunctive + infinitive.
Wenn wir nächste Woche mit der Renovierung anfingen, wären wir bis Weihnachten damit beschäftigt.
Wenn du mitkommen würdest, könnten wir mehr erreichen.
